Senior Database Administrator & Data Engineer

Eleven Talents is seeking a Senior Database Administrator & Data Engineer to join our growing organization. This full-time position offers a competitive benefits and compensation package and the opportunity to work in a collaborative, high energy team environment.

The Senior Database Administrator & Data Engineer will be responsible for the database administration of on-premises and cloud-based databases. This position will be responsible for maintaining data integrity and accuracy of all systems of records using multiple methods. Senior Database Administrator & Data Engineer Responsibilities:

  • Responsible for the installation, configuration, administration, and support of Microsoft SQL Server databases (both on-premises and cloud based)
  • Responsible for creating new, maintaining existing production data synchronization process, programs/scripts, and scheduled jobs for data interfaces of all primary system(s) of record
  • Responsible for production data integrity and maintenance of all system(s) of record using SQL, API Calls, and/or other methods
  • Maintain and resolve performance of database servers and databases
  • Maintain backup and recovery of databases
  • Create new and maintain existing procedures for database disaster recovery readiness
  • Create new data process flows and documentation for production databases
  • Create new and maintain existing extract, transform, and load processes, procedures, and their associated programs, scripts, and scheduled jobs
  • Provide and implement recommendations for data maintenance solutions and practices
  • Create and maintain existing database structures using knowledge of standard practices and principals of database design, performance and tuning, capacity planning, data replication, performance tuning, and backup and recovery
  • Create and maintain existing data standards and governance procedures
  • Other duties as assigned

Education, Experience, and other Qualifications:

  • Bachelor’s degree or equivalent years worked with emphasis in IT, computer systems or related field highly preferred
  • 6+ years’ experience creating and supporting commercial production databases (OLTP, OLAP, and Warehouse)
  • Experience with Microsoft SQL Server and Amazon RDS required
  • Experience with projects that have migrated to Amazon AWS and are actively using AWS
  • Experience with design concepts and development of Data Warehouse
  • Experience with 3rdparty software solutions for Data Warehouse ETL tools, Dashboards, and UI
  • Experience with either C#, Python, Java, PowerShell, OS Shell Scripting required
  • Highly experienced creating scripts interacting with APIs to source and change data into databases
  • Experience with automating processes that involve manually intensive data processing
  • Highly experienced with SQL and ETL jobs including Microsoft SQL stored procedures required
  • Highly experienced working with Cloud (SaaS, IaaS, PaaS, others) technologies
  • Highly experienced with data cleanup and governance
  • Ability to work independently and in a team environment
  • Self-starter attitude with initiative & creativity and is comfortable in a small-medium size organization
  • Must have strong time management and organizational skills coupled with the ability to multi-task in a fast-paced environment
  • Ability to pay attention to details, dealing with interruptions and changing timelines and priorities
  • Ability to communicate and work effectively with all levels of company
  • Experience with real estate or land development is a plus but not required

Tax Lien Specialist

Eleven Talents is seeking a detail-oriented Tax Lien Specialist to join our Guardian Tax Partners’ (GTP) team!  This full-time position offers a competitive benefits and compensation package.

The Tax Lien Specialist is responsible for all elements of subsequent taxes in regard to tax lien certificates.

Eleven Talents, LLC is a closely held real estate firm with multiple areas of focus including single family re-development, real estate development, investment real estate, lending and tax lien investing. These focus areas make up six closely held operating companies with shared staff and resources.

Tax Lien Specialist Responsibilities:

  • Responsible for paying subsequent taxes in every state – includes exporting list out of Track Via for unredeemed certificates, obtaining tax amounts due and current year values, requests, prints, and logs checks into GTP tracking app, mails or pays online and coordinates with counties that require walk-in payments (IL) and mark Speedboat for no subs on ones the decision not to pay is made
  • Research payment options and due dates for any new counties in which subsequent taxes are due
  • Redemption responsibilities include pulling redemption information via USPS/ Online/Email and Phone, pulls and scans certificate/notice into BOX, updates pending redemption in TrackVia; determines method of mailing, manages redemption notices and emails Legal on enforcement redemptions as they come in (Stuart for IL and in-house Legal for NE/IA)
  • Performs subsequent post-payment processes including tracking receipts from each county, inputs into Speedboat to balance with check, posts in Speedboat, updates GTP tracking with final numbers, files receipts (NE) and follows up with counties where receipts have not been received
  • Ensures any code violations are included with certificate – upon receipt from Research, determines certificate affected, saves to BOX, notes in Speedboat and stores for 90 days
  • Processes notices of Right of Redemption (IA) – determines certificate affected, saves in BOX, notes in TrackVia, if on current year’s enforcement, notifies manager and performs additional steps if needed and holds for 90 days
  • Responsible for audit preparation including processing Speedboat reports for current certificates, reviews each county to ensure the certificates are in the folder for unredeemed certificates, determines if a certificate is missing and if it needs to be replaced and cleans the folder out of redeemed certificates so all that remains are open and copies are removed
  • Determines any State of Bankruptcy, scans into BOX, notes Speedboat no subs, submits to Legal for claim to be filed (or to Stuart if bankruptcy is in IL)
  • Acts as back-up for Redemptions
  • Manages unmatched redemptions from Accounting Department by determining why they don’t balance within our $1 variance, calls counties to receive redemption information and works with Legal to clear up discrepancies
  • Responsible for tracking redemption curves for each state and county within the state which allows company to assess if a specific county is not performing according to expectations and needs to be removed from further purchases
  • Available to assist with tax sale preparations as needed
  • Processes Alabama affidavits which require verbal and electronic communication with county and homeowner
  • Answer GTP phone line
  • Other duties as assigned

 

Tax Lien Specialist Education, Experience and Other Qualifications:

  • High School diploma or equivalency required
  • Associate or bachelor’s degree in business or equivalent years worked with proven skills managing processes and people a plus

Director of Accounting

REO Senior Director of Investments

Eleven Talents is seeking a results-focused REO Senior Director of Investments to join our growing organization.

Eleven Talents is an investment firm focused on unlocking value in real estate. One way we accomplish this is through our research, underwriting and purchase of real estate assets. The team is currently engaged in judicial and non-judicial foreclosure opportunity channels and is seeking an experienced residential real estate investment professional to lead these efforts.

The REO Senior Director of Investments will lead multiple existing acquisition strategies in adjacent markets in the Midwest and to grow additional opportunity channels resulting in additional REO opportunity. The team is equipped and capitalized at a level to purchase up to 500 REO assets annually and is excited to support a results focused leader with the ability to set and achieve above market investment return objectives.

STRATEGIC RESPONSIBILITIES:

  • Understand, evaluate, and update existing channel opportunity flow provided by research and shared services teams to ensure that opportunities of being reviewed and decisioned in a timely manner
  • Establish, evaluate, and update underwriting standards for REO Investing in conjunction with CIO and Asset Management Team to include purchase parameters and establishment of risk ratings on assets and submarkets
  • Evaluate and establish additional opportunity channels in the space and work with shared services and research team to establish process for evaluating and acting upon these channels; additional channels may include bulk REO purchasing, distressed debt or lien purchasing or strategic partnerships with existing owners of REO assets
  • Prepare and update Market Investment Plans outlining the key objectives, gross margin targets and return expectations paired with the execution strategy and key elements of success
  • Provide quarterly stakeholder insights into investment performance to demonstrate a strong command over our risk management processes
  • Clear understanding of the data that drives the investing process and play an integral part in the revision and enhancement of these data elements
  • Analyze REO performance in conjunction with Finance/Analytics team to establish clear performance expectations and benchmarks
  • Oversight of market dynamics with support from Analytics team to understand key risk points in submarkets that could lead to poor performance. Enact proactive investment strategies in conjunction with CIO to head of this anticipated risk

TACTICAL RESPONSIBILITIES:

  • Lead Weekly Investment Underwriting Rhythm with Market Acquisition Managers to ensure that opportunities are stack-ranked by order of opportunity value and that all investment decisions are being made in sufficient time to act
  • Lead process by which Market Acquisition Managers have a venue to surface investment questions on opportunities and seek input guidance from CIO
  • Review all approved purchases to ensure adherence to investment parameters set by team including consideration of rehab risk, market risk and execution risk
  • Daily huddle with key acquisition stakeholders including managers, title, and research
  • Point person with Information Technology team to deliver solutions that ensure our systems are guiding investment decisions in line with written investment standards
  • Ensure that all new acquisitions have clearly documented investment plans delivered to Asset Management with all key assumptions and investment expectations outlined
  • Monthly Scorecard reporting for deal acquisition in which forecasted gross profit target is measured against budget by market
  • Oversight and approval of asset write-down process after receiving Market Acquisition Manager recommendations

EDUCATION, EXPERIENCE AND OTHER QUALIFICATIONS:

  • Bachelor of Science Degree in related discipline
  • 10+ years of related work experience to include experience with residential real estate investment, property management, and/or residential construction industry
  • Exceptional relationship management skills and the ability to build and grow connections with people of all types and backgrounds
  • Strong work experience overseeing strategic partnerships and client development, including identifying partners, structuring deal terms, contract negotiation, technical integration, and relationship management
  • Ability to evaluate potential new markets and partners including market sizing, competitive assessments, and entry strategies
