Asset Specialist

Eleven Talents is seeking an exceptionally organized Asset Specialist to join our growing organization. This full-time position offers a competitive benefits and compensation package along with the opportunity to work in a collaborative, high energy team environment.

The Asset Specialist is accountable for developing asset plans based on new asset direction provided by Asset Managers and Project Managers and implement resources and materials to execute within budget and timeframe of plan completion.  The Asset Specialist also monitors and reports holding times and updates management on a periodic basis.

RESPONSIBILITIES:

This position reports to the Director of Asset Onboarding and works closely with Asset Managers and Project Managers in the development of asset plans and implements and administers the plan, monitors, and reports status updates through completion of asset plan of assets obtained through foreclosure, tax deed or other means.

  • Assists in the initial asset setup in system as directed by Asset Manager
  • Vendor Relationships – researches vendors for specific markets, communicates needs of the company and vets each vendor for quality, price and fit; submits vendor for approval then develops and maintains individual vendor relationships
  • Requests bids and saves to BOX and forwards to Project Managers
  • Appropriately acts upon receipt of Asset Notices
  • May recruit and manage local agents and contractors to provide services in small/one-off areas
  • Coordinates local resources to perform tasks as needed to fulfill asset plan – creates, updates, and closes work orders per property
  • Creates purchase orders for materials required of each property
  • Coordinates and interacts with county/city officials for assets requiring approval or city input as well as specific state, county, city, and covenant requirements as it relates to repairs, construction and/or inspections
  • Tracks and maintains possession and preservation of assets as directed by Asset Manager
  • Prioritizes items requiring attention from members of the Asset Services team
  • Performs utility checks and mow/snow as needed in back-up support of onboarding team member
  • Assigns Purchase Orders as well as research pending issues; oversees and processes vendor invoices
  • Manages oversight of logistics and deployment for assets in custody from possession to sale
  • Other duties as assigned

EDUCATION, EXPERIENCE AND OTHER QUALIFICATIONS:

  • Associates degree or bachelor’s degree in Business, Finance or Computer Science preferred with emphasis in real estate, logistics, business administration, finance, or related field
  • Small business experience a plus
  • Strong desire to manage a process needed
  • Exceptional organizational and prioritization skills a must
  • Strong time management skills coupled with the ability to multi-task in a fast-paced changing environment
  • Excellent verbal and written communication skills required

Construction Technician

The Construction Tech reports to the Project Manager and is responsible for performing labor, repair and construction tasks as assigned for single-family home remodels.

RESPONSIBILITIES:

  • Take direction from project manager and work orders received from office
  • Perform light plumbing, electrical repair/replacement, HVAC maintenance/mechanical repair as well as drywall replacement/repair and finish carpentry needs
  • Depending on location of property, may take possession of recently acquired properties and perform stabilization tasks that include, but not limited to changing locks, boarding up windows or doors, replacing burnt out lightbulbs, checking downspouts to ensure water runs away from property, taking photos and uploading as directed
  • Removal and/or installation of appliances and other equipment as directed
  • May assist with ensuring newly acquired property is stabilized and secured
  • Meet utility vendor at property for turn-on of utilities and troubleshoot where needed
  • Apply new project instructions for each property as updated and make adjustment as directed
  • Carry out punch out list for properties about to be listed
  • Inspect listed and in progress properties for quality control
  • Maintain a brisk and productive pace of activities to complete all assigned tasks within production schedule

Legal Assistant/Paralegal

RESPONSIBILITIES:

  • Manages information flow in a timely and accurate manner
  • Manages executive calendars including meeting set up and updates as they occur
  • Serves as a direct link between C-level executives and their management teams enforcing better organization and planning between departments impacting all to be more effective and efficient in their roles, this includes coordination of reports and updates as required
  • Provides high level administrative assistance to include creating, editing, and preparing correspondence, reports, internal and external communications (emails, memos, letters), presentations, etc. on the executive’s behalf, represents executives via phone calls and follows up via calls or correspondence to close pending or outstanding matters

Title Processor

REO Senior Director of Investments

The team is currently engaged in judicial and non-judicial foreclosure opportunity channels and is seeking an experienced residential real estate investment professional to lead these efforts.

The REO Senior Director of Investments will lead multiple existing acquisition strategies in adjacent markets in the Midwest and to grow additional opportunity channels resulting in additional REO opportunity. The team is equipped and capitalized at a level to purchase up to 500 REO assets annually and is excited to support a results focused leader with the ability to set and achieve above market investment return objectives.

STRATEGIC RESPONSIBILITIES:

  • Understand, evaluate, and update existing channel opportunity flow provided by research and shared services teams to ensure that opportunities of being reviewed and decisioned in a timely manner
  • Establish, evaluate, and update underwriting standards for REO Investing in conjunction with CIO and Asset Management Team to include purchase parameters and establishment of risk ratings on assets and submarkets
  • Evaluate and establish additional opportunity channels in the space and work with shared services and research team to establish process for evaluating and acting upon these channels; additional channels may include bulk REO purchasing, distressed debt or lien purchasing or strategic partnerships with existing owners of REO assets
  • Prepare and update Market Investment Plans outlining the key objectives, gross margin targets and return expectations paired with the execution strategy and key elements of success
  • Provide quarterly stakeholder insights into investment performance to demonstrate a strong command over our risk management processes
  • Clear understanding of the data that drives the investing process and play an integral part in the revision and enhancement of these data elements
  • Analyze REO performance in conjunction with Finance/Analytics team to establish clear performance expectations and benchmarks
  • Oversight of market dynamics with support from Analytics team to understand key risk points in submarkets that could lead to poor performance. Enact proactive investment strategies in conjunction with CIO to head of this anticipated risk

TACTICAL RESPONSIBILITIES:

  • Lead Weekly Investment Underwriting Rhythm with Market Acquisition Managers to ensure that opportunities are stack-ranked by order of opportunity value and that all investment decisions are being made in sufficient time to act
  • Lead process by which Market Acquisition Managers have a venue to surface investment questions on opportunities and seek input guidance from CIO
  • Review all approved purchases to ensure adherence to investment parameters set by team including consideration of rehab risk, market risk and execution risk
  • Daily huddle with key acquisition stakeholders including managers, title, and research
  • Point person with Information Technology team to deliver solutions that ensure our systems are guiding investment decisions in line with written investment standards
  • Ensure that all new acquisitions have clearly documented investment plans delivered to Asset Management with all key assumptions and investment expectations outlined
  • Monthly Scorecard reporting for deal acquisition in which forecasted gross profit target is measured against budget by market
  • Oversight and approval of asset write-down process after receiving Market Acquisition Manager recommendations

EDUCATION, EXPERIENCE AND OTHER QUALIFICATIONS:

  • Bachelor of Science Degree in related discipline
  • 10+ years of related work experience to include experience with residential real estate investment, property management, and/or residential construction industry
  • Exceptional relationship management skills and the ability to build and grow connections with people of all types and backgrounds
  • Strong work experience overseeing strategic partnerships and client development, including identifying partners, structuring deal terms, contract negotiation, technical integration, and relationship management
  • Ability to evaluate potential new markets and partners including market sizing, competitive assessments, and entry strategies
  • Excellent communication, presentation, and business development skills
  • Strong interpersonal skills with the ability to communicate and engage with all levels of the organization
  • Highly organized and detail-oriented, with strong problem solving and creative thinking skills
  • Exercise sound judgment and skilled at making decisions based on accurate and timely analyses
  • Possess a high level of integrity and dependability with a strong sense of urgency and results-orientation
  • Willing to embrace technology to promote efficient operations
  • Strong command of Microsoft Office Suite including Outlook and Word programs as well as ability to learn and effectively operate computer and associated software programs
